For most people, yes, particularly in a market where rates move weekly and lenders differ widely on income, credit and property type. A broker compares deals across many lenders, matches your case to the lender most likely to approve it, and manages the application through to completion. Our typical fee is £495, and your first consultation is free.

01What a broker actually does
- Finds the right lender for your income, deposit, credit and property, not just the lowest headline rate.
- Accesses deals not available to you directly, including some exclusive and private bank products.
- Packages your case so underwriters have what they need first time, which saves weeks.
- Manages the process with the lender, estate agent and solicitor through to completion.
- Keeps watching rates after you apply, and can switch you if something better appears before completion.
02How brokers are paid
Lenders pay brokers a procuration fee when a mortgage completes. Many brokers also charge a client fee for their advice and work. You should always be told the fee in writing before you commit. At Artillium our typical fee is £495, with more complex or high-value cases quoted individually.
03When a broker makes the biggest difference
- Self-employed, contractor or company-director income.
- Bonuses, commission, RSUs or income from overseas.
- Large loans, usually over £1 million, where private banks may be the best fit.
- Foreign nationals and buyers living abroad.
- Past credit problems.
- New builds, leasehold flats, conversions or non-standard construction.
04How to choose a good one
Check the broker is authorised by the Financial Conduct Authority or is an Appointed Representative of a firm that is, using the FCA Register. Ask how many lenders they work with, how they are paid and whether they also advise on protection. Reviews from real clients are a good sign too.
We work with more than 200 lenders and have arranged over £110 million of finance. Arrange a consultation and we will tell you honestly whether we can add value.
Frequently asked questions
Are mortgage brokers free?
Some charge no client fee and are paid only by the lender. Others, including us, charge a fee for advice. Either way, the fee must be disclosed to you upfront.
Can a broker get a better rate than my bank?
Often, because a broker compares many lenders and can access some deals not offered directly. Sometimes your own bank is the best option, and a good broker will say so.
Does using a broker affect my credit score?
No more than applying directly. Brokers can often check eligibility with soft searches first.
Is Artillium regulated?
Artillium Real Estate Finance is an Appointed Representative of BrokerSync Ltd, which is authorised and regulated by the Financial Conduct Authority.
